What is Savills ESDM?

Beyond its property management credentials, Savills is Australia’s first property advisory practice to have developed and implemented ecological property management solutions to respond to its clients’ needs, and meet the growing demand for the management of ESD assets (or ‘green’ commercial buildings).

Savills successfully established its Ecological Sustainable Development Management teams (“ESDM”) to complement its existing Commercial Management team in order to adequately manage and maximise the return on assets that use cutting edge ESD innovation solutions.

Our specialised ESDM teams have an in depth knowledge of ESD assets, and their foundations as well as ESD design & delivery. Our people hold accreditations with the Green Building Council of Australia (GBCAUS) for Green Star Office Design and with the Australian Building Greenhouse Rating (ABGR).

Although not exhaustive, this empowers us to:

  • understand the complex legal issues surrounding ‘green leases’ and act effectively and efficiently for landlords;
  • understand any environmental objectives agreed upon between the landlord and its tenants and ensure these objectives are met;
  • advise tenants and prospective tenants on the incorporation of energy and water use performance criteria into fit out design and equipment selection to support any environmental objectives;
  • establish management mechanisms in relation to these environmental objectives through the development of an Energy Management Plan;
  • assist tenants to establish a Building Management Committee and ensure the Energy Management Plan is implemented;
  • conduct regular detailed energy performance monitoring and rectify performance issues in a timely fashion;
  • report annually on the environmental performance including energy, emissions, water use and waste recovery;
  • facilitate annual Australian Building Greenhouse (ABGR) Ratings; and
  • advise on initiatives to improve the environmental performance.

In addition Savills has the expertise and local knowledge to implement state legislated ESD initiatives such as

  • BASIX in NSW,
  • Firstrate in Victoria,
  • BERS in Queensland and
  • ACTHERS in ACT
  • As well as other national rating systems including Nationwide House Energy Rating Scheme (NatHERS), National Australian Built Environment Rating System (NABERS).
